Minimum qualifications:

  • Bachelor’s degree in Real Estate, Civil Engineering, or equivalent practical experience.
  • 6 years of experience in leading and negotiating utility infrastructure, supply, and service agreements.
  • 6 years of experience managing land development projects or supporting site planning and development, with a focus on heavy industrial or data center sectors.
  • Experience in project management.
  • Ability to travel up to 25% of the time as required.

Preferred qualifications:

  • Experience in real estate development, evaluation, acquisition, construction, and site selection for industrial-scale projects.
  • Experience with power transmission and distribution, telecommunications infrastructure, data center technology, industrial-class electrical and cooling technology, or other related technical areas.
  • Experience in indirect taxes, economic development policy, infrastructure development, agreement drafting, and presentation development, and with data center real estate markets.
  • Understanding of financial modeling, forecasting, budgeting, owning financial responsibility and tradeoffs necessary to meet company requirements.
  • Ability to think outside the box and propose commercially and technically creative solutions.
  • Ability to comfortably work in ambiguous, collaborative, and fast-paced environments.

All user-facing online services are supported by a global network of data centers. The Infrastructure Construction and Asset Management (ICAM) team, a component of the broader AI2 organization, is responsible for overseeing Google’s off-site infrastructure, inventory land development, and both leased and owned data center assets. This includes construction and delivery of off-site infrastructure projects, administration and management of leased obligations, land development, and management of inventory properties.

As a Strategic Negotiator and Portfolio Manager, you will work with the land acquisition team and other cross functional project teams to ensure that owned land assets complete all required pre-data center construction development activities to meet the requirements of the Asset Supply Plan Of Record (APOR) for data center capacity delivery, which includes delivering sites at the time, cost, capacity, and with the characteristics as required, ensuring the ability to construct reliable, scalable, and cost-effective data center capacity. You will serve as the main site lead post-site acquisition through end of life for relevant site activities, maintaining and facilitating internal and external relationships necessary for continued development and operational success.

The US base salary range for this full-time position is $150,000-$218,000 + bonus + equity + benefits. Our salary ranges are determined by role, level, and location. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training. المسؤوليات

  • Negotiate with providers and AHJs for all utility infrastructure (power, water, wastewater, gas, roads), development, and interconnection agreements. Ensure third-party and Google delivered utility extensions are timely and appropriately contracted, ensuring firm capacity and schedules, cost effective payment structures, and protective terms. 
  • Drive campus readiness by managing zoning, entitlements, easements, and assisting with environmental permitting. Conduct impact studies to align site preparation with critical construction schedules.
  • Serve as the primary liaison for utility supply strategy, facilitating negotiations between internal teams and providers to secure the resources necessary for planned data center developments.
  • Oversee development activities to meet or exceed delivery timelines set by internal capacity planning teams, ensuring infrastructure is available ahead of operational needs.
