{"id":47945,"date":"2026-03-22T15:02:23","date_gmt":"2026-03-22T11:02:23","guid":{"rendered":"https:\/\/herecareers.com\/job\/director-retail-asset-management\/"},"modified":"2026-03-22T15:02:24","modified_gmt":"2026-03-22T11:02:24","slug":"director-retail-asset-management","status":"publish","type":"job_listing","link":"https:\/\/herecareers.com\/ar\/job\/director-retail-asset-management\/","title":{"rendered":"Director, Retail Asset Management"},"content":{"rendered":"<p>411_2954567<\/p>\n<p>Our client, a leading developer in the UAE, is looking for an experienced Director \u2013 Retail Asset Management with significant experience in the GCC Retail arena to join their team in Abu Dhabi. <\/p>\n<p><\/p>\n<p>Reporting to the Head of Asset Management and managing a team of Asset Managers, you will be responsible for: <\/p>\n<p><\/p>\n<h3>\u0627\u0644\u0645\u0633\u0624\u0648\u0644\u064a\u0627\u062a <\/h3>\n<ol>\n<li>P&#038;L and B\/S Management <\/li>\n<li>Own the idea generation process for build to lease retail developments <\/li>\n<li>Recommend retail asset disposal\/acquisition\/restructuring opportunities <\/li>\n<li>Perform in-depth financial analysis (IRR, ROE, ROI, etc.) on underperforming portfolio assets or attractive ones that are on sale in the market to assess potential divestitures or acquisitions <\/li>\n<li>Design feasibility study templates &#038; tools for asset acquisition\/disposal\/restructuring <\/li>\n<li>Recommend, pressure test and review financial model and feasibility studies <\/li>\n<li>Liaise with various departments (Commercial and DM) on feasibility study assumptions for asset acquisition\/disposal\/restructuring <\/li>\n<li>Assist Head of Asset Management in making go\/no-go decisions on asset disposals or acquisitions based on results of feasibility study <\/li>\n<\/ol>\n<p><\/p>\n<h3>Operations Management <\/h3>\n<ol>\n<li>Liaise with Development Management during the pre-delivery phase, review and approve adjustments in case of major deviations <\/li>\n<li>Receive constant updates from project DM on status of project completion <\/li>\n<li>Update all customers of major roadblocks that may affect agreed upon handover dates <\/li>\n<li>Recommend overall segment specific portfolio tactics and initiatives <\/li>\n<li>Recommend monthly operational and financial targets per mall and share them with the relevant stakeholders to ensure buy-in <\/li>\n<li>Monitor and track the financial and operational KPIs of the retail portfolio (mall footfall, tenant sales, leasing profits, etc.) <\/li>\n<li>Recommend mitigation actions to resolve deviation from retail asset management plan <\/li>\n<li>Provide input to Head of Asset Management to develop cross-portfolio tactics and initiatives <\/li>\n<\/ol>\n<p><\/p>\n<h3>Business Capabilities <\/h3>\n<ol>\n<li>Should have P&#038;L experience in managing a portfolio of residential and\/or commercial properties of at least ~ AED 1-2 billion in annual leasing profits <\/li>\n<li>Experience in vast array of retail properties ranging from community malls to regional malls, to private standalone retail stores <\/li>\n<li>Proven track record in performance improvement projects for large super-regional malls <\/li>\n<li>Strong knowledge and exposure to the GCC real estate market, experience in Abu Dhabi retail market preferred <\/li>\n<li>Previous experience with deal sheets is a must <\/li>\n<li>12+ years of experience in retail asset management with large asset manager having annual revenue of at least AED 2 billion <\/li>\n<\/ol>\n<p><\/p>\n<h3>Interpersonal Skills <\/h3>\n<ol>\n<li>Ability to liaise, influence and interact effectively with Commercial, Business Development\/Strategic Planning functions <\/li>\n<li>Ability to multi-task so as to manage a portfolio of at least 10 retail developments <\/li>\n<li>Excellent management skills (up to 5 reports) <\/li>\n<\/ol>\n<p><\/p>\n<h3>\u0627\u0644\u062a\u0639\u0644\u064a\u0645 <\/h3>\n<ol>\n<li>Bachelor degree in engineering, business or economics, MBA from top school <\/li>\n<\/ol>\n<p><\/p>\n<p>Due to the increased number of applicants applying for roles, unfortunately we cannot get back to everyone.
