Leasing Strategy & Planning

  • Develop and present a comprehensive leasing strategy for each project prior to launch.
  • Conduct market analysis, rental benchmarking, and competitive positioning.
  • Define target tenant segments and leasing phasing plans.
  • Establish pricing and incentive frameworks aligned with company objectives.

Leasing Execution

  • Lead leasing efforts across office and retail assets.
  • Negotiate lease terms while protecting rental rates and asset value.
  • Manage anchor tenant negotiations and major corporate deals.
  • Oversee pre‑leasing activities and ensure timely occupancy ramp‑up.

Portfolio Performance

  • Achieve agreed occupancy and rental targets.
  • Maintain leasing velocity in line with approved timelines.
  • Monitor vacancy duration and proactively address slow‑moving inventory.
  • Ensure tenant quality and rent collection discipline.

Team Leadership & Structure

  • Build and lead the leasing team (retail and office).
  • Define roles, KPIs, and performance management framework.
  • Implement CRM system and structured reporting.
  • Conduct weekly pipeline reviews and performance tracking.

Broker & Market Relationships

  • Establish and manage a structured broker network.
  • Maintain strong relationships with key retailers and corporate tenants.
  • Position the company effectively within the Riyadh leasing market.

Reporting & Governance

  • Provide regular leasing performance reports to management.
  • Present project‑level leasing strategies for approval.
  • Ensure compliance with approved pricing and incentive policies.

A successful Leasing Director should have:

  • Bachelor’s degree in Business, Real Estate, Marketing or related field
  • Minimum 10‑15 years’ experience in commercial/office leasing
  • Strong experience in Riyadh’s office market preferred
  • Proven track record closing office leasing transactions
  • Experience working with mixed‑tenant portfolios and corporate tenants
  • Demonstrated ability to build and lead small teams
  • Strong negotiation, client management and communication skills
  • Ability to work in a fast‑growing, family‑owned real estate environment
  • High level of professionalism, integrity and commercial acumen
